i am having issues ranking above a particuler site in my niche and i dont know why.

i think my loadspeed is better, optimization is better and some other factors too..

i dont know where the issue lies that cant allow me rank better.

any help?

i cant get a link from the site cause we are in the same niche, same target country and competition, i really need something that works or refrence to someone who can really help me

i a already working with an seo company but the site still ranks above me.
