Guy is selling this site. What should I offer?

    Ranks for a lot of competitive "spa" and "skin care" related local searches. Gets good traffic from organics. Business closed down but the website is staying up. It's in Vegas so there'e big players in town for spa. I told him to put it on flippa but he doesnt want the hassle. I'd like to pay cash, setup a referral system or ecommerce on it. Doubt Google will update the listing and/or find out the business is closed any time soon. Thanks.

    I live in Vegas and the Spa competition here is fierce. They come and go quickly.

    Without knowing anymore details about the site, if you have a plan in mind (or preferably experience in the niche) why not offer him $500 and see what he says? If he's going to let it drop anyway that should get his attention, especially if it's hassle free.

    This site's been around for a number of years though and has consistantly ranked in the top 10 on Google spa related keywords. Ranks top 10 for "las vegas spa" and has the highest Zagat rating of any of the listings. I managed to see some financials. i dont want to low ball this guy. I wouldnt mind turning it into a referral site or ecommerce. What's a "fair" value for this site?

    You should think from how much you can made from that site? Copy the same of his web down and try Google adwords the mentioned keyword and estimate how much you could make and blance it with ROI you planned. Usually the suggested ROI about 5-6 months, if $500 offered, mean 1 month you at least need make $100.

    Thanks, CindyWong. See, i'm thinking the site's worth at least $5k because of the first page position for competitive keywords in an extremely competitive niche. I have analytics and Adwords numbers going back several months and while all money the site made was through physical spa treatments I think setting the site up as an ecommerce or referral site I can make a lot of money. Also, there's the possibility of selling it to a local competitor, which I think could be a possibility and many include some of the most successful spas in the country.

    What do you guys think?

    Offer him $500. It's a fair offer if he's closing the site down anyway.

    I would offer him the lowest price(not too low to make him feel insulted) and see how much he will bargain. But you should see if there is someone else offering him, too. You cannot offer too high to look desperate because he can raise the price when he sees so.

    As I can see, his business has closed so there is no reason he would want to want to keep the website running, he will only want to sell it. So, he has need. It won't be that hard, I think.

    If you are so dead set on offering him more than what has been proposed here; why not try the following. Tell him that you have a plan and you will guarantee him a minimum $500 up front. Anything you make after you recoup your $500 you will cut him in for 10% of the net for the 1st 6 months, year, whatever. Then maybe you will be able to sleep at night if it really was worth $5K and if it was only worth $500 you are not out of pocket more than that.
    If he says" Why shouldn't I just keep it and do it myself, point out that you have a plan and know what you are doing, does he?" be polite but to the point, if he had a plan or even knew what to do with it he would not be considering selling it.
    Now go get the site for $500 and start making the money you see it being worth!

    Is it currently making and monthly revenue? A site will traditionally be 8- 12 x its monthly revenue.

    Offered him $250, and he sold it to me instantly. I'll re-sell it to you for $500. Just waiting for him to email his tech guy to update the DNS.
