Could you share some info about your own case? Like how many customers you get per month, How much you charge them on average? In short how much are you making?
Currently, I am working for one company and this is something I am doing in my free time, and I have something like a promise to my self to have at least one client per month. Right now I have 2 clients I am trying to finish. I don't want to take let's say 5 sites and that I can't give what I promised. Related to how much money I am making, that's something that's always changing because every project is different. Sometimes $300, $500, $2000.
I had a client that wanted rent-a-car website and I charged him $2500. It's okay price if you look this is something you are doing in free time.

WordPress + JS mostly. Pick the theme you like the most and practice with her.
Because Zippyshare restricted the access from various countries such as germany. Use the Tor browser, works fine.

How do you advise clients on using the website once it is actually set?
I feel as though there's a learning curve to using WordPress, and that my clients are more the "set it and forget it" type.
Do you provide a guide for using your website and optimizing it for one's business, or do you just leave them out cold to figure those parts out once the deal is done?

Good question!
There are few open options for them:
1) Meet in live to explain to them how to use their website
2) Video record
3) Write a guide with pictures in steps on how to add an article, how to change page etc.
In this company where I am currently working, I learned really how to work with people and when it comes to teaching them something you need to look at them like they are kids and to explain to them very slowly.
Videos and guides with pictures work the best because if I met with them in person and I explain that to them, they will know that day and they will forget. So, the best practice is either to write a guide or (the faster for you) to record (no sound) tutorials.
For example:
My previous client had few sections on site: books, music, blog;
I recorded 3 separate videos where I am showing him how to change and update those sections.

Which theme do you recommend using?
I did a udemy course on Enfold theme and actually built a website for a client for $250
Was a very simple site. I could have put it together in 4 hours if I already knew how to use enfold.
I've been looking at Divi it's by far the most popular.
It also allows you to build as many sites as you want with one license. Versus paying $60 a pop for each site with Enfold.
I know ultimately you want to make your own theme's. But I am not that advanced.
I actually do have some background in CSS and HTML. I used to make websites from Notepad. But that was a long time ago and people don't really make sites like that anymore.

What did you expect I will say? There is no big secret and that's what I have done. Read more down.
There are a lot of "great" themes, but you need to look at builders they have. If Divi is great for you, then use Divi theme with their builder, if you like more WPBakery Page Builder then use Bakery Builder. I think he is in most themes, so you don't need the demo content from that theme if you get me? You place elements you need to style them with CSS.
Sometimes a demo is very useful if you can use it for a client and just to change it a little bit.

If you are looking for a builder I can't recommend Elementor pro enough. $199 a year for 1000 sites. If you cant afford it initially, I am pretty sure @Festinger has shared with the templates.

I noticed you just email clients with your offer. It is the first time to not hear about the phone call/meeting part, so do you ever call them or do you close them all through email?
I hate calling and this is what is stopping me from starting my business as I don't like being on the phone. I want to do everything through email if possible.
