Getting someone to end an auction early

When you do this and they agree, what is the best way to actually do this? One time I did this, the lady put a Buy It Now on it, and someone immediately bought it before I got to it

Some times it happens. I always try to get them to change the title some so it isn't as searchable.

Thats just a chance you take when you make someone an offer. Im not sure if ebay still do it but there used to be a private auction feature. Where the seller will only allow certain bidder(s) to place a bid i believe

Last I knew sellers had an option to close the auction early, it gives them a couple choices, one of them being to accept the current highest bidder.
