Found a sick keyword

So I found a sick keyword, it's got 18,000 global searches a month, 12,000 local USA views and it's got a clickbank product that is suited right for the keyword.

The competiton is very low, a lot of random pages that aren't really aimed at the keyword and they all have a low pagerank.

Is there anything I should watch out for you think? How many sales do you think you could get from that type of traffic if the offer is right?

Are these searches exact or broad?

yea, exact or broad. When someone gets excited about a kw here they usually forgot to click exact match.

If it is 12k exact match then the best way to find out how many sales you can make on the first page is to get there. But one kw isnt going to make or break you. Just keep throwing everything you got at mutliple kws and don't stop to ask questions.

Also, is there an EMD available and is it something people actually purchase or would you be attracting a lot of tire kickers?

Yes this is of course Exact lol, not wasting my time on Broad.
