Flipping Ranked MNS sites

Hi guys, I have a Micro Niche site its ranked on first position for its main keyword and on first page for some other keywords. Pulling a steady traffic of 80-100 uvs from google for past 50 days. I have 6 articles on site and I am using adsence to make money from it. I can provide earning stats and traffic stats. I have not sold a site before this, so can you all please guide me on this ?

I have read that sales pitch matters the most on flippa. Looking forward to hear from you all flipping gurus.

i visited the site, it has only buy website option, no place to sell. Correct me if i am wrong
