First-Time Domain Sale Dilemma – Need Advice

I’m a beginner in the domain names game, I recently purchased a domain name that’s identical to a highly successful YouTube channel with around 800k followers. Initially, I approached the channel owner with what I now realize was a ridiculous price, which they rejected. They countered with an even more ridiculous lowball offer.

Since then, I’ve taken some time to analyze the market and realized the potential value of the domain and the business it could support. Based on my research:

• The niche is incredibly profitable.
• Even with a conservative estimate of capturing 0.5% of the YouTube channel’s audience traffic, the potential net profit could easily reach $350,000.

Now I’m stuck with a dilemma:

1. Should I go all in, develop the website myself, and launch it to capitalize on the potential revenue?
2. Should I sell it for a higher 5-digit figure (or more) if the opportunity arises?
3. Or should I consider the current 3-figure offer with conditions, such as earning a percentage of the business revenue tied to the domain?

I’d love to hear your thoughts and experiences with similar situations. Any advice for someone just starting out in this space would be greatly appreciated!

this bullet point is unclear to me. Like, for example....

a) how much did you pay for this domain? You don't have to say the exact amount, I'm only curious about how many zeros the amount had because this will help me understand whether selling it for 3-digit number is fair or not

b) is the percentage earning the only condition, and if yes, what's the percentage exactly?

c) when you say "revenue tied to the domain", doesn't this mean that you'd have to put a site on the domain and promote it as usual, which is exactly what you said in bullet point 1??

Unless I know the answers to these 3 mini questions I can't say what I would personally do, so please tell!

To be honest, I don't like that there's a YT channel (probably a successful one too since it has so many subs) that's identical to the domain name and the owner of that channel doesn't want the domain. Something doesn't sit well with me in this regard...
