    Hi guys,

I have an offer of $5.000 for a site of mine.

I never sold other site before, however I find the offer a bit hard to believe. Here's why?

    1. The site is ranked #2 for a keyword with 10k global searches and 7k in US. Exact searches.

    2. I barely make $100 per month (CPA). I know it can convert better, however I don't think it would increase much more.

    3. It get 200-300 uniques per day.

    4. It proposed to use escrow.

My question is: Can the offer be real or the guy is looking for something else from me?

Share some wisdom with me on this.
    Thanks

Who is the offer from - and have you looked them up? How do they want to pay? Have you already given them all the stats?

If you're selling on a site like FLIPPA do it. If he is trying to do it without protection - BE CAREFUL! Get the money first.

He may legitimately want to buy the site, maybe he wants to add it into his portfolio.

Have you looked through any possibilities of the potential of your website or any other ways to make more money from it?
try to get his buying price above 5k.

He contacted me through website contact address.
I had only told, on average, about visitors. No reports sent.
He asked about seo a bit. I've been elusive on this as well.
    He proposed escrow.com

Look up the "buyer" and see if you can find some info about him.

If he's happy to go through Escrow, I would go for it.

Be mindful though even if he's happy to go through Escrow, he might give conditions like half payment half transfer or other conditions just thread carefully with him. Think things over before acting.

Yes before even with escrow they can be stuff in the terms where you don't get the reminder of your payments, I would sell it since your making 10x your profit monthly. If you can try to get full payment and tell him you will give hosting, seo techniques you used, but don't release any information that will help me clone your site and bring it to the serp's you have.

Was he the first bidder or what was it at before he boosted it to $5K. I would ask him straight up but if it's going through escrow, i wouldn't worry to much.

What about renting the site for a monthly payment of say $1k per month for 1 year?

Get the money up front, no half payments. Don't answer his questions with more info then you need to tell him, don't volunteer information.

This is why we are doing this shit (IM) to get paid. What he knows and what he does after he buys the site is his business and his problem.

Sell to him and sit back and have a brew and enjoy your moment.

I bought a dropped domain once and turns out it was a PR6. Some guy was pestering me to sell it for something like 100.00 and I did not even bother to answer his email. Next thing I know he emails again with a 2k offer. He wanted to go through escrow.com so we did and I was 2k richer and a happy man.

I checked the domain six months later and he had 10,000 links on it. It looks like he was some kind of SEO guy as I don't think he was direct selling all those links individually as the site had nothing on it but stacks of text based links. Doubt any one would see that and offer to buy a link. I don't give a shit what he did with the domain as I got what I knew to be a good price and I was happy. My investment was a little bit of time and the registration fee so my profit was almost the entire 2k.

Like others have said if he wants to use Escrow i dont see the problem, This guy might have a way of monetising the site better than you are, who knows at 5k i would jump at it.

I have sold one my sites for $2500 to a buyer who contacted me via email ( found on whois ). He agreed to escrow.com and it worked out all good for me and him. The site stills ranks number 1 after 1.5 yrs of sale.

I agree with all the above, make sure the escrow steps are good if so then no problem at all, go for it! :) This time it paid out nicely...
