I need advice from you all. I hope to start a site in finance niche. I need to choose a sub niche. Then i hope to work with affiliate marketing and cpa. One sub niche i am interest is personal finance. and others like loans and investments. Is it difficult to work with these niches? What is the best cpa program to work? Thanks

Yeah, it's one of the hardest, if not the hardest niche to work in if you're relying on organic traffic.

Because there's big money to be made in the niche. I wouldn't recommend it if you don't have any experience, because you're competitors are likely to have both experience and tons of money to invest.
what is the basic product that could be monetised in this niche ? people who search for places to invest ?

Finance is one of the Hardest Niche, Big Big companies are working on this Niche & they are catching all the Fishes (Big to Small). I mean, nowadays Big Companies are targeting all the Keywords even a keyword with 10 monthly searches. They don't wanna miss a single opportunity.
Get a Brandable Domain (where you can add entire Finance Niche in the Future). Start with a small single sub-niche & rank it. When you are getting the result, Add another sub-niche & go on...

I'm running a website re. Real Estate development in one particular region of California. Organic traffic growth has been steady but slow, which kinda makes sense because how many people will really search for information about such a narrow topic in one geographical location.
Nevertheless, my goal is to continue working on the site in my spare time, make it an authority resource, and perhaps at some point I can start offer consulting services.
I am about to invest a lot more in content production in the next 3 months to test a few ideas. I'll see how it's gonna go. I'm also considering starting a YouTube channels to create paid videos in which I'm going to do some office tours, interviews, projects overviews. It's just an idea at this point, but this is something that im really interested in.

Yes, If you want. Make sure the Niche is low competitive that you can outrank others.
