Anyone use FB ads to generate leads for real estate investing? I’m just getting started now. One problem is that you can’t ask for the address in the lead form. I’ve been sending people to my website at a cost of .15 per click. Still no conversions (only a few days). Thinking about trying the lead form and just asking for name and phone number. Cost per lead is supposedly typically $5-50. I have a budget of around $50/day.

Does anyone who has experience willing to take a look? Willing to hire right person.

1.) You need to be using the conversion goal. NOT the traffic goal.

2.) Why are you asking for an address in the form? Make it as effortless as possible. Use a multi-step form if you need to pre-qualify. Name, email, and phone #. Email once per week with houses sold and happy family photos then link to your current listings.

Make sure you're using a landing page. FB forms are shit.

Address is ideal because people who want a “cash offer” may want to enter their address thinking it is instant rather than getting contacted. Also can target them with direct mail.

Goal is also to keep building brand awareness. Very long term, but leads under $100 are key to continuing the ads.

I’ll have to look into lead gen without using the work. Basically you just have Facebook track the event on your site?

Brand awareness isn't for small companies. Brand awareness is for companies spending $100,000 per day on Facebook ads.

This is why SMBs that try to run their own facebook ads fail like... 99% of the time.

You always start with the sale and move backwards. People who want to go broke start with awareness and send traffic to a funnel that hasn't been optimized.

Everyone. I repeat EVERYONE loses money on top of the funnel campaigns--especially if they don't have a funnel. It's the funnel that allows you to drive revenue from awareness campaigns. Which means, offering different incentives and using various different retargeting campaigns.

People who want to make money: sends traffic that wants to convert, optimizes their funnels, and when they run out of options--they aim for awareness.

You also have the wrong web copy for awareness.

You don't have a landing page. You have a product page. Too much text, too distracting, too many options, not enough directional cues.

Don't try to trick people. If you can't automate a bid or whatever, then let them know that you will need to contact them.

These are great points. I will need to do further research on landing pages. Will also try the form with just name/phone/email. Going to massively simplify the website.

Don't use the website. For bottom of the funnel (AKA lead gen) I have most clients use something like swiftpages. Having pages that they can navigate to causes you to decrease the accuracy of your data. You won't know if they're converting because of a phrase on the homepage or your landing page. In this case, you also don't know if they're not converting for one reason or the other. Accurate data makes money.

I just found an example of a landing page in my industry. You’re totally right. That’s the way to go. Thanks again for the advice
 
As someone who has wholesaled property with out the internet, driving around finding crack houses. Your offer does not help them customer

From my experience people who are going to sell these properties don't know they want to sell yet or think they cant due to some hang up. You have to express speed, cash, and saving credit.

Phone number and name are best get speko people search cross refernce the name before you even talk to them on the phone. Find the property they are tied to, do your ARVs and have a somewhat idea of a offer.

But like I said my best results were driving around with a pad of paper writing down address of empty propertys and finding the owners with county records check then speko. If I could not get a working number I would message them on FB, if I could not find them on FB I would call a relative and explain who I am and that I was interested in there property. 9/10 they would talk to the relative and the relative would call with in 2 hours.

Now for finding investors, easy post a POS crack house with a realistic wholesale value on FB marketplace or craigslist. When they contact you tell them you have it under contract as of 15 mins ago but you can go look for a property for them. Extract EXACTLY what they are looking for then hunt it out.


**** Also offer 250$ to anyone who brings you a deal that closes, talking to neighbors is also a gold mine everyone hates the dirt pile house next door and will send you to a nieghbors house to get ride of them and get some cash, its a win win.
 
Hi! Did you try with Properties Facebook Catalogs? or may be Google Shopping too?
You could have low CPC and increase brand visibility too.

Make A/T test in the form LP with different content for improve lead comversion form. Add CTA to WhatsApp or Messenger in that page.
