Look at getting a contract drawn up you can both sign to upload to escrow, document the handover etc.. you have all the proof then, escrow won’t release the funds to you or back to the buyer until both agree the sale has been completed successfully or not.

The guy above also made a good point earlier in the thread, escrow are so legit they may not even take on this type of deal either. Escrow services that would and which I’ve used a lot are Paylax.
