[Email] Journey to Banking Hard with Email Lists

@DigitalWizard I have lots of experience with the real estate niche, especially with the types of advertising that attracts buyers. The site has a long history in the real estate niche but I haven't done anything with it for about 3 years. It used to make $200-$300/month with SEO + AdSense, but that hasn't been the case for a long time. I started to rebuild it 4 weeks ago and that's when I started building these email lists.
 
anybody can explain (for dummies) what is OP exactly doing?

@Shaybib I have used feedburner before and considered it this time but I was thinking that I wanted more control over the way the content is presented. I also wanted the email list to send offers to without posting them on the site. But I suppose I could just download the list and import it into any ESP to send offers to. Thanks, I'll have to give this more thought, because if I start emailing daily I'm going to hit Mailchimp's free limit pretty soon and need to figure out what my next step is going to be!

@legion2k All I'm doing is driving traffic to a squeeze page to build my list and then emailing them when new content goes out on my site. The content is monetized with Adsense.

Everything is going extremely well,as far as I can see.
It's interesting where will this lead you,I have been interesting in email marketing for a while,never really took action in this direction,but I'm sure I will someday.

Sounds like you're on the right track OP :)

If you're only in the real estate niche, why have you got different lists? Why not just have them in one big list. Also, what are you offering in exchange for an email?

You could look into Zapier, that might help you automate things :)

@frizenking Thanks! Yeah I'm pretty happy with the direction this is going. I just need to test out more monetization methods and hopefully get the value of each subscriber up to a point were it would make sense to buy traffic. Right now with just Adsense I think buying traffic would be a losing proposition.

@TheShrewMan Thanks dude! I have the lists separated by city. I know I could do this with list segmentation, but I'm not confident with the automation tools for that yet so I find it easier to keep them in separate lists. Thanks for the tip about Zapier, that might come in handy soon :)
 
So basically you are earning with adsense,in your last update you stated that you earned 26$ that week,how many people did visit your site during that week? I mean how many visitors did it require to earn that much in a week?

And you are gaining subscribers but there are no expenses,how that? Sorry if missed some information from previous posts.

I have a way to get thousands of real emaıls of trageted niche. Maybe i can help huh ?
 
@frizenking 406 uniques. I have an opt-in rate of about 35% so only 142 actually saw ads (minus however many have adblock). 10% of the traffic was returning from the emails I sent out. Ahh...I see where you're going. $26 / 406 is ~$0.06. So if I can buy traffic for less than 6 cents per visit I'll turn an immediate profit plus have recurring revenue from returning visitors. Interesting.

I'm not spending anything on traffic and I'm still on the free plan at Mailchimp. I already owned the domain and hosting before starting this journey.

Yes,but when buying,you may end up with traffic/people,who are less interested in your services than the ones who already are in your list,so you might not break even.
By the way,you simply add new real estate ads on your website and email to your list,right?
Where do you get these ads?Just browsing the already established real estate websites and copying from there? If this is the case,are you safe from getting any complain or anything like that from the sites you copy from?
 
@frizenking Right. Once I feel like the site and lists are established and steady I'll test out buying traffic with the profits and see how it goes. I've never bought traffic before so that's going to be a big learning curve all by itself.

@frizenking & @hirza I only copy private owner listings (not Realtors or Property Managers) from classified sites. Those sites aren't going to have an issue with it because it's just like the owner of the property posted the same ad on more than one site. Google won't care for the same reason, in case you're worried about duplicate content for SEO. The only possible problem is with the owner themselves, but I give them the option to send me an ad removal request, so hopefully if anyone is upset they'll just tell me to take their ad down. I also remove the listings myself after 2 or 3 weeks to keep the content fresh.

With just 500 subscribers you earn ~120$ per month,when you'll be at 5000 subscribers,you'll be making 1000 roughly,when at 20000 subscribers,you'll be making 4000 per month and so on,do you have the same calculations and expectations?

Is adsense really friendly to email marketing and it's traffic? Do you expect some kind of issues with them after you get big? Because a lot of people get banned by adsense for,what seems to be,no reason.

And if that ever happens,I hope not,how will you monetize you website?
 
@frizenking It depends on so many factors. How often you send. Opens. Clicks. Unsubscribes. Website Adsense CTR. And Adsense CPC. But for my website as it stands right now I'd set expectations at about $25-$50 per 1,000 subscribers on an annual basis. There's going to be lots of seasonal factors effecting both traffic and Adsense CPC.

Ultimately my goal is to move to selling solo ads to realtors, property managers and mortgage brokers. My lists are nearly 100% tier-1 double opt-in buyers and I'm consistently hitting 30% opens and 10% clicks. Solo ads for that quality should sell for $0.50-$1 per click. In other words. 10,000 subscriber list, emailed 4 times a week = $8,000-$16,000/month. The problem is getting started with finding those buyers as an unknown entity.

By the way,I'm interested,you mentioned several times that you are on a free plan at mailchimp,but doesn't mailchimp simply allow you to create the opt-in pages and allow mass email sending? Which service do you use to drive traffic to your opt-in page?
