Education Domain - What Should I Build, Ideas?

Hi everyone, I'm looking for advice. I've owned a very valuable domain since 2005 that strictly targets education. I'm looking for ideas on what to develop using my domain. Niche has to be education related. I've had offers on the name up to 38k and I don't want to let it go. For some reason I'm too attached to this gem and want to blow it up. But I can't decide on what is the best education related website to build on it.

Any advice is good advice and much appreciated.
 
If you really think you can build something better, do it, but a 38k offer upfront means that with a little advertising you could easily land 50k, which could be great to start a business you know about, in a niche that you are more knowledgeable. Anyhow, if you really want to make something in the education niche, I would target something about online classes. With all the situation around the pandemic, a lot of people have turned to online education.
 
A 38k offer on a domain that you are struggling to come up with ideas on for development purposes is a no brainer in my opinion.

Remember by attempting to develop the domain you could in fact devalue it. What if it gets a penalty, what if a potential buyer wants a domain with clean history.

With 38k or more you could create a solid business around a different niche that has a much better chance of delivering you success.

I've got some very good one word domains which are all developable but when the right offer comes I'd sooner the cash in the bank to use the money else where if I'm honest.

I honestly thought about doing online courses but I'm lacking the knowledge on how to acquire quality courses. The market such as udemy, has such a strong community to compete against. I also had the idea of starting a tutoring service but sourcing actual tutors to use the platform in the beginning would be difficult. Why would tutors sign up if there isn't active students on a newly built site. To accomplish something like this, you would need tutors you know personally that would dedicate there time to help grow your business.

I normally look at domains as commercial real estate. "I'd rather build the building to generate long term income then sell the empty lot for a quick buck. Exceptionally if it's prime real estate." If I start developing this site, there is no turning back, I just want to pick the best business plan possible before executing.
