Where can I find E-book/Guides for different niches that I can giveaway when someone opts in to build my list?

You're talking about PLR material.

You can find them for free by searching on Google, or you can buy them. You can get a lot of them for like $5 through eBay and Fiverr. Just search for your niche. You'll come up with a ton of results.

Create them yourself. 5-6 page eBooks are easy to create, easier to read, and original/respun content is gold

(you can also hire a va to create them if you don't like writing)

Get ahold of some PLR articles for the niches you are considering
and compile them into ebooks.

Get them written either by you or a writer. It will be good to giveaway a precious file than just a spun set words.

I think curating content can also be another good way to sum up and create an eBook. Just DO give credits to the original authors...and you should be fine
