i was approached by an investor willing to purchase one of my site. the specific site is making a minimum of $250/month.

I need help from you guys, If your in my shoe, how much would you price the property?

Usually dependent on the type of income, the length you have been making the revenue, proof of earnings, and how much effort is involved to make the revenue.

It is legitimate to ask for 10-18x monthly revenue in a lot of cases, especially for automated income. You could start with an offer of $4500 or so and work from there.

Depends on a number of factors and if you are in a place to sell it.

the prospective buyer only can purchase sites $1500 i declined of course.

I never intended to sell the site anyway.
