domain net

Little confused here guys, i found a one word domain with exact search of 40thousand but 0 cpc. It is one exact dictionary word but its available in net extension. What do you guys think it is worth? or is it worth registering? I'm interested only in flipping it later on

It could be possible, maybe somebody forgot to renew it. Hard to know without seeing the domain!
