I found an exact match .net domain for a keyword that has 27k monthly but only like 800 local a month and the cpc is around .50 . Is this a waste of time with only 800 local month ?

Go for exact searches dude. at least 2000 monthly.

That is exact actually (135k broad). I was worried about the 800 local though.
