When you select a keyword, such as "pets in london", to consider this as a good keyword:

    1. How many exact match search results will it have? (In quotes, "pets in london").
    2. How many allintitle/allinurl search results will it have? (allintitle:"pets in london", and allinurl:"pets in london")
    3. What is the minimum CPC? (e.g. no less than $0.40)

Well, I'm kinda "noob" myself and started a little over 3 months ago I think. Since I have a dayjob I only work like 1-2 hours each evening on my still very tiny IM income.

Based on what I've read on BHW and other forums/websites I started researching keywords. At first I made the stupid mistake to chase after keywords with lots of exact matches and quite a bit of competition. But then I found out about micro niche sites and started to use the following settings in Google Keyword Tool:

EXACT Global Monthly Searches > 500
EXACT Global Monthly Searches < 1500
    Approximate CPC > 0.5
    Competition []low [x]medium [x] high

After like half an hour of putting random words into the search box I found my first keyword with ~900 exact monthly searches AND less than 100.000 broad results in serps AND just a little over 1500 "exact phrase" matches. The entire top10 was full of PR0's and PR1's, with little or no backlinks to the pages.

And thats it pretty much ... once I'm better with SEO I will shoot for more competitive keywords, but for now I'm happy with these little gems.
At first my goal was to reach minimum $100 per month within 6 months, but now I think I might actually achieve $10 per day until end of the year. It's not much I know, but actually seeing something happen in my Adsense account is ... I dont know ... it's just cool to watch and check the stats every day and see another 2-3 clicks :)
