As I said, the house needs serious work. There are concrete floors. It's just a slab. I've estimated it's going to take another 30k to have it in marketable condition, including floors, drywall, paint, new siding, minor electrical work, some plumbing. It's all sweat equity. Even if I paid contractors, I'm still going to make a killing. The fenced in/private yard and skylights are the big selling points. It's a sweet place.
It is. If you're going to do something illegal, at least don't tell anyone. After all, this is blackhatworld. I said this because I've been there, and it's not a good way to go through life. Counterfeiting penalties are getting stiffer and stiffer, and it feels better to know all of your income is secure. I'm not trying to preach, it's just my opinion. These guys can do whatever the f_ck they want.
I like to think everyone on here is an entreprenuer, and we're into IM for the purposes of profit, so we don't have to get a job that pays minimum wage. I never said I was special, and/or above anyone. I've had to work jobs to get by. That's part of life. I have a lot of respect for people that work 60 hours a week and bring home 40k a year. It's just not for me. I can tell you, I'd rather bust my ass for minimum wage than openly admit to selling counterfeits.
9th amendment.
I did buy the house for 9k. It was listed at 42,000, as a HUD foreclosure. I made an offer of 5 thousand, they countered with 35, I countered with 7, they declined the offer without a counter, then there was a break in, and I offered 9. They accepted. I wouldn't have bought this piece of sh!t if it was more than 10.
And you're right, I plan to list it at 149, but realisitcally it will probably go for 125.
