Cold Calling Script Not working

Anyone on BHW good with cold calling leads and techniques of converting them to a refferal/sale? I called over 500 numbers today and not one bite. If I upload my script can anyone out there help with making it better? I'm selling investment properties.

You have called 500 numbers today? Must be a very hard working fella.
I have a 30call/hr/worker team, so i wanna employ you. (just kidding ,we work in minor language market)

If you are selling investment properties you might need to call 1000s to get 1 sale IMHO. Obviously depends on the quality of your list.

I don't think I'm hard working really most of the numbers I'm going to hit again tomorrow. Alot of disconnected phone lines. I'm going to try all the answering machine's I encountered yesterday tomorrow. As it will be Saturday here.

OutSource, man. Outsource is the only answer. Go on over to Fiverr and spend 5 bucks to have some one else go thru the "Pain".....

For ten bucks you can get 2 telemarketers who promise results.....
