Cleaning A Domain

I'm not sure if this is the right category to post this, but here it is anyway.

How do you clean a domain? I have an existing website where a potential buyer wants to buy the domain only. It will be used on for another niche (the name is fairly interesting). Do you simply delete all the content and disavow all the links? How do you completely clean it like a fresh domain?
 
That may be pretty hard. If you don't own the linking sites, try asking the owners to delink, but...

If you want to delete all the backlinks then its pain in ass.
If only changing the ownership then transfer domain change nameservers.
 
i think usually, you can find all the old backlinks, then u either point them to serve a 404 from your webserver, or use ur CMS to serve a 302 to another page where u might need the links, why not?
 
You will need to add the 301 redirection to the already added back-links. It's not easy task. If you have maintained the file of back-links then it will be easy task.

Regarding cleaning all other data, you contact your hosting provider for it.
