churn a site than 301 to different site

If I am to quickly rank a website to a high rank than 301 to a different url (renting my traffic) will the 301 lose rank since the page it is directing to isn't optimized for the KW's the original page was targeting? I understand the fact that algo or manual could result in a drop but will the 301 to unoptimized page directly impact rank?

I think what the OP means is he plans to sell the traffic that the original site was getting to an unrelated 3rd party website.

If that's the case then OP you would probably need to look at cloaking the page and only redirecting search traffic - a 301 would be the wrong move IMO, maybe even a javascript redirect through a "noindex" page would be better than that. Either way take a look at cloaking.

Correct. Thank you for the advice.

But still, for the sake of knowledge; how quick should I expect ranking drop on the traffic source URL if I just 301 straight to 3rd party with no attempt to hide what I'm doing?

why not do a 302 instead?

Will that really make a difference though? I should have been more clear, I'm really just trying to find a way to redirect but still keep the rank. I guess a cloaked redirect will be my only option?

It's impossible to redirect and keep the rank. Google won't remove it from the index necessarily, but the juice and rankings power will be transferred to the site on the receiving end of the redirect. Done this many times, you can't have your cake and eat it too.
