Can't get my asking price?

So i've been trying to sell one of my clickbank products since i need a little extra cash right now (life can be a bitch lol) but i seem to be having a hard time getting my asking price for it Just wanted to get some quick input from you guys about

Here are some quick stats and details about it:
The website, product, affiliate ressources are all unique and were written by me or workers that I hired to complete this project Its the only product like it in the IM niche and has collected a total of 4 sales at a conversion rate of 12% over the past month and a half which I personally think is still extremely low since I haven't really promoted to affiliates at all at this point lol.

I've spent a total of about $100 (including the clickbank $50 fee) on this project and I am trying to sell it for $250 but with absolutely no luck Would love some price recommendations

Well, try lowering the price.
