Can selling a website affect SERPs?

For example, I have a website that ranks well for [keyword].

Someone wants to buy it from me because that keyword in in their niche, so I sell it.

They keep everything the same, but change the nameservers from my Hostgator account over to whoever their host is.

Can that change of IP address make Google think something is going on and affect the SERPs?

I really doubt it. The search engines are only concerned with the content of the site and not who owns it or where it is hosted.

why would you care? you already sold it. As of if it affects your other sites, no if you didnt cross link them together. if you did cross link, and the site you are selling has placing pr on other pages in your other sites, then yes its going tomaffect your serps.

I would say there is a positive effect in the rankings but can't be specifically sure.

On what do you base this hypothesis ? The search engines don't look at who owns a site, only the content of said site.

so why do people suggest that you use the local hosting country for your website as it has been proven to benefit your position in the serps?

they suggest that because of the sites speed.

when you have a chinese site but your hoster is in the us, the time to load is propably higher...

thats not exactly true as you can have a host in germany that is being connected to via another german host, however the route it takes goes via rest of Europe or further.

Also why do some people get slapped by Google when on a shared ip even if they were doing nothing wrong but some other website which was on the shared ip was?

Google doesnt just look at the person when dealing with serps people!
