totally agree, to get a decent price, you need to show some earnings otherwise anyone can create a site with Wordpress in a couple of hours and smack some AI content on it and it's easily approved by Adsense.

$0.01? Seriously? Yes, but not everyone knows how easy it is to get approved on Adsense. Also, sometimes people need Adsense-approved sites instantly and do not want to wait. You can confirm by checking where such sites are being sold in the BST section.
OP, it all depends on the client you'll land. I've seen people selling sites on FB for an even better price than Flippa.
