Assistance/Suggestions for Real Estate Client

    I have a client that I am going to be doing SEO for after a website redesign.

    One thing, they want to list all available properties in the area on their site. Some of their competitors are industryone(dot)com and schackerrealty(dot)com

    These two companies list their properties in similar ways. Industryone i believe is an iframe pulling from a database they made. Schacker i believe is a hand made page that they edit manually.

    For SEO purposes, I want to have them listing all the available properties, even the ones they are not the listing agent on. Doing an iframe wont help SEO, unless thats changed recently.

    What are my options? I really like the database that industryone is using but i think theyre listing it in an iframe, which I dont want to do.
    I was thinking of using a template for wordpress and customizing for their needs. Then editing the search functions to allow more commercial options instead of residential. This would be good for SEO since each manually entered listing would give the site as a whole benefit from the content.

    If anyone can chime in with experience or can shed some light on this that would really be awesome

    how would i go about building a database like that one site? what programs do that
