what do you do to scale it to $300k+ sales per month?
 
Scaling to $300k+ in property preservation is definitely doable but the operational model is what makes or breaks it.

The vendor side is the hardest part. Most people try to manage a huge vendor list manually and it falls apart around $50-100k/month. What actually works at scale is a tiered network. You want a few reliable A-tier vendors per market who handle volume, and a backup pool for overflow or when you expand to new states. Pay your A-tier vendors faster than industry standard (24-48h instead of 30 days) and they will prioritize your work orders over competitors.

For the client side at that revenue level you are basically running a 3PV operation for banks, mortgage servicers, or asset management companies. The big volume sources are companies like Safeguard Properties, MCS, Five Brothers - they push massive work order volume if you can pass their onboarding requirements (insurance, E&O coverage, sometimes a formal operational audit). Getting on one of those approved vendor lists is worth grinding for because the pipeline is consistent.

Dispatching and QC is where most people bleed margin. At scale you need a proper work order management system - PropertyPreserve, Field Nation, or even a solid Airtable setup with photo QA before you close orders. Clients will chargeback bad work and dispute invoices and it adds up fast.

What market are you currently focused on? And are you working direct with servicers or through a 3PV middleman?
 
Hey @Elon Snup thanks for the details opinion. Seems like you are running it for long time like me man. yes I have a trained international backoffice team to run this whole operation. Our chargeback are very low, below 2% because of our strict QC tea and pay first method as you have mentioned. Regarding the client base, we are partnered with several nation wide clients who holds huge property inventory all across the country. Yes we use 3p, but most of our vendors are working with us more than 3-5 years now. so vendor is not an issue. the issue is always QC.
I am thinking about to take few investors to elaborate this operation and make it at least $1M per month revenue which is highly possible if you have a team who can handle A-Z for each work order and we have that kind of team.

I am trying to take other peoples opinion ( who is running it like us) because I wanted to see, what they are doing differently and what kind of problem they are facing at the moment. is there any chance we can collaborate and make it bigger. coz this industry is an ocean, you, me or any single individual is not enough to eat all cream this industry has, thats for sure. so its better to team up and hit hard.
