...With respect cnwelf, you're missing the point. This is real estate flipping.

We would hold a purchase contract on a property without paying a deposit and sell it to the buyer who would have to pay a minimum of 10% deposit. The deposit is always your commission, so it's high.

When the deal is completed the seller gets his money after the buyer pays but the real estate agent has never had to use his money.

It can be a nail-biting way to do business but you can make millions.

I'm sure in the U.S. this is unlawful but if you do it right, who is to know?

Magician you have a few things right, however this is VERY legal. All you are doing is tying the property up with a contract, and selling your interest in the contract for a fee. You are selling your interest in the contract - you are not buying or selling property so you do not need to be licensed at all.

One thing I would most certainly do if there were a membership site is have a couple attorneys who specialize in real estate do a conference call or Q and A in the forum.
 
I wont even pretend to know how to answer this. The mechanics of the deal should work anywhere, however legal terms in the contract might vary and that is what makes this work.
Can this be done in any country? I Would be surely interested in this?but i am from India. Let me know, Thanks

Can this be done with commercial properties too? I know big money can be made with commerical foreclosure investing, but do you have methods with your techniques that could work with commercial property too?
 
The method I would teach to use with banks is the exact same method you could use to dothis with commercial propeties. So yes you can use this for commercial properties!
 
Kind of on track their horse, but not entirely what this method is. Anyhow the response has been flattering and tremendous, and even if I dont do a membership site I will certainly do a book, or maybe a small series of books.
 
So let me get this straight you find a home contact the seller, agree to buy it ax say $50,000 then make a contract that you have xx days to get the money or the contracts VOID then in that time try and find someone to buy it for say $60,000 if you do you keep $10k then hand him over the the original seller?

Is that somewhat what its about?

Thanks for all the positive response, this may be available faster than I first though. The only thing I really need to decide on is pricing, I could probably do the guides for less and just keep the coaching/membership site as an option instead of making it all inclusive

I would be interested in this. I recommend the ebook at the price you like($97-$147). Then the upsell which would be $1997 plus $197 per month. You could teach all of us that are interested and then we could offer tons of testimonials for your upsell. I recommend that you think big for this project. If you are offering something different than it is worth it.

Flipping contracts was not some unique idea I had, there are hundreds of books and courses and gurus who teach the basics. They typically leave you with more questions then you started with and usually never teach you how to actually accomplish a deal. I have given more info in this thread alone then you will find in most ebooks. It looks comparable, but if it's like most other ebooks on the subject it's probably not all that good.

Hell Yes, Im Very Intrested in this. Please write it, make it resonable and i'll buy the course or ebook.

I ditto resonable price point $97 to $197.00 - with upsell if you're into that.

I have enough hot leads every month here in Miami than i can shake a stick at to flip
but my problem like most is cash to buy the propertys that are in my face for rehabing
and flipping.

Property like 3/2s - 3/3s real rehab cost $15,000 with real bank - not phoney after rehab
appraisal coming in with $100,000 to $125000 in equity after rehab

My problem like i said - cash for rehab but even more inportantly WHO TO FLIP TO in this
economy and resulting real estate market.
 
I would be interested, however it would be nice if you had a budget book as an intro to see what we would be getting ourselves into, and then the full membership site with EVERYTHING for the higher price. Just an idea
 
Hm. I'm interested but kind of conflicted...

On one hand, you have the enormous shitstorm that is the US mortgage industry and its very public, very widespread fallout.

On the other hand, you still have a lot...I mean A LOT of people that are still very interested in real estate speculation even after all of this. Now that you have not only entire television shows (Flip this House) but basically entire television channels (HGTV) dedicated to flipping and shit so you still have a potentially rabid market. Though it's not likely to be as footloose as it was two years ago.

I think you're on the right track here with pricing and such.

But I think you're on the wrooooooong track if you just plan on pimping this thing here.

How about this:

1) Write up the book, make up a barebones membership site. Get people from here to join for next to nothing (~$50 or so a month).

2) Really kick them in the ass for 3 to 6 months to make them successful. I mean reeeeeeeeaaally successful at doing this. Some impressive numbers during that time.

3) During that time, start your "official" site + blog. During that six months, you're making yourself the expert the white hat way, with tons of industry commentary, "teaser" info posts, youtube vids, the whole nine yards. Not pimping your product, pimping yourself as an industry guru. You can even arrange to speak at one or two local colleges to "up" your credibility (yes, anyone can do this)

4) Build a fucking huge list during that time.

5) T minus 2 months, start teasing your blog readers and your list with something big coming up.

6) T minus 1 month, start dropping more and more teaser vids and shit. Build anticipation. Build value.

7) Start sprinkling in the impressive numbers and testimonials from your original class.

8) Drop that bitch for $1.5K to $2K and $300 to $500 a month for the membership site. Drop ship a physical product with lots of DVDs, CDs, binders full of glossy pictures and "workbooks."

9) Enjoy life as the "anti-Carlton Shits" or whatever his name is. Now you're the "voice of the young and hip real estate investors."


Yeah, it's a lot of work, but it's just crazy enough to work. :D

I am already thinking of writing a very basic ebook for this very thing. I had considered writing the guide in a few different steps, that way if after the first guide you decided it was not for you etc.
 
Yeah, seriously. This should be pretty informative. I've been doing a little research on the subject and it seems like a good way to get into real estate investing WITHOUT having to take any ownership risk.
