Be careful with the $10 stays; the value of the stay shows up and it can be kind of obvious. Better to remove the cleaning fee and set the rate at about 60% your normal rate, and book single nights. Then you pay whatever the Airbnb fees are on that reduced rate.
Reviews are huge on Airbnb for ranking and being able to charge more. The reason I can charge a 25% premium over similar places and still have an 80-90% occupancy is the reviews (comparing to similar properties with decent photos and decent descriptions). Plus, on big weekends (like the Formula One), I can charge 300-500% normal rates.
