Hi guys I need some advice from expert PBN builders and if you can link me to resources that would be great. I am a beginner at building PBNs so please hope you guys will go easy on me.

First off let me say that im in the adult niche and so everything below refers to the Adult Niche and Adult Topical Trust Flow.
It says basically to find clean TF 15+ or so expired domains.
There are tons of TF 15+ domains that are clean... even for porn sites. But the moment i take them and check their URLs on Ahrefs, their DR is so low (<10).
I have even seen some TTF 20 but when i look at Ahrefs it has a DR of less than 1.
1) Which Metric should i give priority to?
2) Would an Ahref DR 8 but MajesticTF 20 be good?
3) What do you think about domains that have a variety of different topical trust flow? Should i pick them up? This becomes even more concerning because im doing adult niche and ill have tons of links from websites pointing to my Adult/Porn PBN. The original site may not have been a porn website...
