Advice and Possible Broker??

I have a site that I started in December last year, it is an article directory based on Wordpress. Has just short of 40000 Articles on it.

According to Statpress it it 400000 Page Views last Month, with 12000 Uniques
The Adsense Revenue over the same period was 98UKP (160USD)

If I was to sell the site I would sell it without hosting (or atleast not my current hosting, I'd be happy to move to another host for the buyer though)

Firstly is the site worth selling, and if it is what would the estimated worth be?

Secondly I am first to admit I'm coder, not a salesman, so what could I expect to pay a broker?

instead of selling it....we could do a joint venture and i could monetize the website for you then we share the profits.

Or you could make me an offer, buy the site, and keep all the profit???

More seriously can anybody recommend a broker? or Someone to manage the sale?
