Do you think this site is worth $5,800... Thats what the BIN is set at...
 
Just by quick check: Seller started using analytics last month...His earning are going down. Site is not updated more than a year. There is no engagement. FB page is also dead.
His price 5800 is 18x avg revenue, which is too high. For much less then that money you can start own site in that niche and get more that 5000 pw per month.

I just checked all statistics & my opinion is Same to Ricky Roma
 
On average, I would say that you should pay 10X the monthly earnings for a site like this. It is basically a MFA site and can crumble at any time. The only time you pay more than that for a site is if you see some real potential for growth... I doubt this is the case with the site in question.
 
haven't looked in a long time at sites on flippa, i'd say pass as well, when you see stats like that only for the last month you really don't know what he did could be just paid traffic for the purpose of selling the site, or any other short term method of getting traffic that will stop working or worse get the site banned after you get it.
 
Yes, pass on this for sure. As said above, look at this niche and start your own site around it. This of course doesn't apply to the current owner... (Op?)
 
$300 from 3K unique visitors and I don't think that niche has so much high paying ads. That is around 10% CTR for even ~$1 CPC ads if I am not mistaken which doesn't look natural. I believe CTR shouldn't go higher than 2%-3% CTR on legit sites. However, there are many exceptions and this are just from my experience. You can do your own math before believing anything. best of luck

Big time pass. The traffic history isn't there. Showing revenue history doesn't mean all that much - who knows what he was doing for traffic prior to displaying any anaylitcs.

As others have commented the RPM is also way to higher for even the month he reports. I'd guess he is either using "click baiting" that risks your AdSense account or had paid traffic going at the site before and is lying about the true profit.
 
It is unfortunately our business world has got to the point where everyone assumes you are lying first and it is up to the seller to prove he isnt. Just because he has only had GA on the site for a month does not mean he is trying to scam you but do take some further steps to gather more data. I have a site listed on flippa now that is 10 months old but I didnt put GA on it until two months ago when I decided I might sell it but its traffic is legit and not paid. I was using some grey hat methods to drive the traffic but I was upfront with the buyers where the traffic comes from.

Flippa's traffic info is a bit flawed. If you have a site that if four months old and you list it as four months old and list four months of revenues and the site gets 10,000 visitors per month but you only had GA installed for 2 months it will average the two months of traffic out over a four month period so you cant always trust their traffic info. Have him add you to the GA and look at the traffic yourself and have him give you access to the adsense account which does not tell you a whole lot but it will give you a better history.

I dont buy tomsoyer's theory on "I'd guess he is either using "click baiting" that risk your adsense account or used paid traffic". Use some common sense on that, his adsense is verified all the way back to Jan of 2014. So if he is click jacking or doing other shady things with adsense why was the account not banned in the past 10 months. And do you think if he was running paid traffic to the site and losing money by paying more for the traffic than he was making would he lose money for 10 months in a row on a site just to sell it on flippa? I doubt it, maybe if it was a one or two month of short term info from adsense then I would question it more but with a site that old with verified adsense for that long I would say the site is legit.

Of course do your homework and his buy now price is a little high on the multiplier so would I buy it...no I would not give him that price but it is a nice site that is worth looking at if you can get it cheaper.
