AdSense on Local website?

Has anyone tried putting AdSense on a locally ranked website for niches such as dentist lawyers or doctors that have really high cpc?

CPC is in the range of $40-50. 4-500 monthly searches.

Or are you better off just finding a renter?

That's what I plan on doing. Never really dabbled in AdSense or the rent and rank method but it intrigued me. Kind of fishing to see if skmeone has tried this themselves (AdSense).
