About to sell another site, advice please

Hey flippers,
I'm going to sell another site on flippa. Here is the info:

PR4
Niche: fitness
Unique content
Average 300 uv/day from google
It made
$76 from adsense in June
$80 from adsense in July

I want to get around 2k to $3k from the site so posting the adsense report can devalue the site a lot as people usually multiple it with 10 to get the bidding value. So I wonder should i:
- post the earning report ($80/month)
- left the revenue report blank and the the visitor value the site

please check the attachment for some stats from semrush
