A more precise Keyword Tools type of tool?

Hey guys, if you use Google Keyword tool you will see that it will give you keyword searches for a city location you can search.

I was wondering if there was a keyword search stat tool that gives searches for neighborhoods or specific zip codes. This way I can be more precise in the value I can offer prospects, and use actual numbers when pitching to companies.

Any suggestions/ideas/comments?

anyone here an SEO expert? is there a way I can divide total searches in a city by population number? like a ratio to get approximate searches within a zip code?

Not sure, if there is any tool that does these taks via zip code. But you can give a try to keyword canine tool, it has similar functionalities.
