50K local exact monthly matches - worth something?

I have a domain that gets 50,000 exact local searches a month. Competition is low, and the cpc is $2.58. It is .org, though, not .com or .net. Not sure if it is worth something as is or worth building out?

Thats worth a lot depending on how much competition there is.
 
Should I have it appraised? I have no idea what I would ask for it.

No Adwords competition at all but organic competition is 113,000,000.

I'll have to install TT and see what it comes up with.
 
There may be more to that competition than you think, so check before you run along and buy a domain name.if it's low competition, you've hit a gusher, man.
 
Ill buy that domain, also check the adwords competiton.
