I want to start a small real estate agency in my city.

I see many ads of Real Estate Gurus selling courses on how to find clients who want to sell their house or apartment.

These ads target real estate agencies like mine.

Local classified sites, buy sell websites, FB marketplace, local FB groups. So many options. You can even make a landing page for your business and run google ads.

Getting initial 5-10 clients is difficult, after that you can get more simply through word of mouth.
 
start by walking down the street and putting handwritten letters on their mail, i gotta be honest this happen to me yesterday and we did take the letter, just to keep it as possibility

Just distribute pamphlets in the area mentioning that you want to buy. You will have people queue up to you. Mention there that you do not want any brokers to contact you.

Most of those gurus are selling lead-gen systems, not secrets, mainly Facebook/Google ads, free home valuation offers, landing pages, and follow-up automation. I’ve worked with real estate agencies, and what works best long term is local visibility, Google Business, reviews, and consistent follow-up, not expensive courses.
 
Move beyond generic cold scripts. Build sustainable seller leads by establishing local trust: network in your community, run targeted neighborhood ads, and offer free, no-obligation home valuations.
 
You should reach local customers through classifieds, pamphlets, and flyers. Once you have a sell a few properties, you'll have enough reputation to reach more people through word of mouth and offline marketing.

Most of those gurus are essentially teaching the Home Value Calculator funnel using Facebook Ads. The strategy is to offer a generic automated valuation report in exchange for the homeowner's address and contact details. While it generates volume, I have found that you need a very aggressive follow up system to actually convert these leads because the intent is usually quite low.

reach out to the brokers in your area personally because there are brokers that have junior broker working for them or brokers who work on referrals.
 
Most of those courses are just packaging the same seller lead sources: expired listings, FSBOs, absentee owners, inherited properties and similar lists. Then they use calls, direct mail, ads and follow-up to turn those leads into appointments. The lead source itself usually isn’t the secret.

all they do is market their facebook home value funnel, which is nothing but a simple concept nd they have the records of probate/expired listings of the county. Wasted money.

Most of these real estate gurus are selling lead generation systems, things like facebook ads, cold outreach, networking strategies, follow up scripts, and ways to find motivated sellers. The real challenge is not just getting leads, it's building trust and converting them into clients.
