I thought Google stopped updating PR and now relies on DR and traffic flow?

My domain is now over two years old. It currently has a DR of 6, and I want to increase it to at least 20. Do you have any suggestions regarding budget and strategy? My site is very niche-focused, specifically on Proptech and AI.

The site is optimized, which is what I don't understand.

The description and property information is not AI generated. The only thing that's AI generated is the revenue projection field which is unique for each property. Think of it like Zillow but with an extra field that provides a revenue projection .

Any suggestions how I can resolve this issue? is the only way forward increasing the DR of the site which is currently at 5? There's no manual penalties on the search console.

These are rental property listings not article, thousands of properties are listed on the market everyday/week.

It wouldn't index more than 5k pages for the past year, which was barely bringing in traffic. After I started running ads Google picked up on the indexing and once I stopped it it started dropping.

The website is almost two years old.
