Agreed overall, but this specific angle is not available anymore to newcomers, but only to those who bought these domains years ago and held them. Chances of getting these today and flipping them for good cash are small to nil. Please don't give hopes to newbies only to get their dreams crushed...

There's no such thing as an EMD/PMD over-optimization penalty. There's a mild ranking boost but not that much. However, there is one important factor: People tend to click on them, and due to higher CTR you get to rank them faster. So they definitely work but for an indirect reason mostly.

I have observed the same thing over the years. There is a limited timespan of the effect of the 301 redirect. Otherwise the site has to get its new fresh links during that period in order to stay ranked.
