I would say, we should not use the appraisal tool as a valuation but as a tool to get a clear picture of how much a domain is sold before. Also, for the history of domain name sales there are other resources as well!

The thing is, it shows the estimated values based on the prices the similar domains were sold before. So we never know, chances are the previous domains were sold for a higher or lower price and it will reflect on the estimation.
