I'm not saying they need the tool to find the links, just saying it's making their job a lot easier ...not to mention it may out a lot of links that are not obvious ALNs.

If this was a month ago I would say just go ahead and 301 the site. Google has made some changes with this and I would not 301 the site. Put a notice up saying the site is here or whatever but do not 301 it.
Many of those Adsense sites you see on flippa are strait scams.
You can easily spot them by checking their backlinks (to which they usually have none) or checking the content (which usually fails copyscape) or running them through semrush or just checking the keywords they claim they rank for...
Too bad you didn't have a crystal ball and sold it before google came out with that EMD update...But i'm sure it's still worth something providing the CPC is good and if it's 1MM exact local searches.
If they do not have a signature and signed contract most of the time it's not enforceable. If they try to send it to a collection agency demand that they produce a signed contract.

Have you tried to monetize it with something else besides Adsense? What ads are showing on your site? Someone is monetizing that traffic so you need to figure out what they are doing and ditch the Adsense.

buy blog posts from private networks (although I have had sites stick around for years with this, this can also tank your site after a few months if it's a new site.)
Stay away from this tool, you're just making their job much easier. If you're site has been smashed just clean it up, move on and hope it appears back. Using that tool is just screwing everyone and won't do a damn for you.
