I'm interested in these micro niche sites, but I'm sort of confused on how they actually work?

So if I am correct this is how it works and please correct me if I am wrong:
1. You make me a blog or professional looking review site?
2. You produce content relevant to it and get it searchable or visible to google's index and stuff
3. I monetize probably through adsense?
4. You drive traffic via keyword popularity and site ranking?

I'm just curious how this works, also how would I know if the traffic is unique and if I get paid via a scenario where they just look at something or they get a tracking cookie and buy something?
