Selling ad slots directly - any ideas?

Hey guys,
I had a good read of this method (online-offline-hybrid-method.155794)
Now I know this is from 2010, but maybe some things can be implemented into an existing site from here.
I thought about making a micro-niche local blog\website, which is low-med competition, rank it high then sell ad slots directly (not through Adsense etc).

Any reflections on this? Has anyone tried it?
I'm thinking about micro-niche because then all visitors will be mostly highly-targeted (and hopefully local), so maybe I won't need lots and lots of visitors a day to appeal to advertisers.
If anyone has tried such a thing, how do you price it?

i know people that do very well out of local directories type sites for certain business. one started by just listing local businesses for a subject say wedding venues. he did it so all were basic listings and then ranked the site, once ranked he contacted the businesses and said he'd upgrade them to premium listings. A lot took him up and he earns a nice monthy income from it.
play on their egos and pitch them against each other, once you get one or two that upgrade others will not want to be left out.

Mind sharing your opinion traffic-wise? Sure if I get more traffic I can charge more. With that said, in the wedding venue niche for example, there is a limit for how many customers one business can deal with monthly (max. 30 I guess?). That means, it doesn't matter to the business how much visitors I get as long as they can fill their 'gaps'.
Am I right?

Yes you don't need huge amounts of traffic, constant traffic enquiries etc is best
