Getting my site rented out

Hello everyone.
So i have ranked a website on the first page of Google for a term in my city that has been getting a good amount of phone calls and traffic. So i took to cold calling to try and get some businesses to rent out my site but i keep getting turned down. I tried to keep it short and simple but things are just not working, nor am i really able to keep them on the phone long.
How can i go about convincing them to rent it out? Or how can i make my pitch a better as i have very little experience in cold calling. After all the site is already on page 1 for it's main term but i don't know if they really understand the benefit of it

Wait for a lead to come in and call people when you have some actual business for them.It's much easier to get someone's attention when you have something to offer rather than just asking them for money.

You could even give them first lead or 2 fore free to build trust then start charging them
 
Ok i like the idea, but how do i go about doing it? If i change the phone number on my site, how will the person i am trying to rent the site out to know that the call is coming from my site? Or do i just track the calls then call them up a few days later and tell them that they have been getting calls from my site?

Step 5: Le costumers will call and buy what seller is selling

HAHA! wow. That is a good idea but it's hard enough just trying to get them to stay on the line without cutting me off with a "not interested" and hanging up or they just don't want to here it. Maybe i'm just in a bad niche. Its based in HVAC repair. Thank you anyway

There is an easier way.....get a callfire number or equivalent, divert the call fire number to a prospective client, let them have a few free calls and then ring them up to see if they want to continue getting the leads for a fee.

With call fire you can record the calls and you can also play a "whisper" before the call is connected so that the business owner knows where the call is coming from.
 
Overlay their website on yours. Give them a call and tell them to type in the keyword on google. Say if they want their site there; pay up.

The problem with HVAC is that most people are handymen and would really have to understand how important it is to have a proper website these days, which a lot of them don't. It might be tricky but I wouldnt give up on it especially if youre in a big city and ranking high for that it could get them so much more business, also try looking on facebook for HVAC companies in your area

I actually have a callfire account but i was unaware of the "whisper" thing. I will give this a try!

Yea i was thinking the same thing. My next few sites will be aimed at a different market.

I wouldnt say its a bad market at all, in fact your biggest problem is to find someone that understands how it works and how important it is. I would say the younger generation is the ones who should be targeted as other old school HVAC maintenance crews have no idea how to even use a smart phone.

That's a good point for sure. And maybe i also aim for HVAC companies that have a fleet of trucks and employees rather than independent contractors. Thank for your help!
 
Since nobody has given this answer, here is what I would do and what I plan on doing and what has been proven to work.

Create a simple landing page on your site. This page should have a number but should ALSO have a form for the customer to fill out. Where potential clients can say the service they need done.

Send that exact form minus the client's personal info to a company that needs the lead. They will see an inquiry rather than an annoying offline marketer. They will then respond to the email and you are going to reply saying that is a lead you JUST got on your site for "cityName + service". Say how much you charge for a lead. They may offer you a percentage but I think a solid fee is smarter for reasons.

Now seal the deal. As you work with people more you can eventually just say, "hey, you want to just steal my site for this much". And they'll say "YES. You've been providing me with a solid leads, my business is seeing results, let's do this." they won't talk like that but you get the idea.

This is a solid tactic. I've got some more but that's fine for now.

*send out the client's message to all the HVAC services, not just one HVAC company.

If they are paying for ads, with some researching, you can find how much are they paying, etc, I have Semrush, if you want I can help, I dont target any US city, so you are safe, I work only on Europe for this sort of methods.

and you can do work out from that, apart the total spending they have, you can see how much s that keyword PPC, say is 10$, if they convert at 10%, depending the kind of site they have, means that one leads cost them 100$, you could sell leads for them at 20$ or whatever, I dont think they will turn you down.And use the phone redirect method.

Another thing say that keyword is average 1000 searches a month, remember that google said that adwords advertiser get only about 10% of that traffic clicks, so about 100, and then they have to split between them, so how many leads you think are they getting for that traffic, very small.

Now 1st position organic traffic get 40%, so 400, a month, if you have an high converting site, with all the things at the right spot, you should convert more than 10%.

You may not be 1st, but you can rank for the slight variation of the keywords, and certainly bring more leads, that their adwords campaign. for 1 that city keyword, at 100$ a leads.

Now you can bring more leads, and cheapper to them

If they already spending money, they know the value of what are you talking about.


I never get new customers, that dont have an advertisement budget, so or they already had some sort of advertisement campaign, going on, so thy are spending money, or decided to allocate X ammount of money for me working for them every months. Otherwise I don't pitch, others. Just too hard. Go where the money are, and you will speak the same language. They understand the value of what you are offering.

And they will ask of what you are talking about.

Now you are in control

Yea i tried the cold calling sites thing but a lot of them were just not interested right away, that is why i am going with sending them like 2 or 3 free leads so they can see the potential in what i am offering, also it places me in control when i pick up the phone and let them know that if they want to keep the leads there is a rental fee

And to reddead37, thanks for the idea of the form to have the customer to fill out. I just had a number but that would be a good thing to add.

Another thing i found cool was that i made a sub-page from my main Domain that i am ranking for HVAC repair in a local area and i did some on page work (0 backlinks to this page) to rank for a city near mine and it's on page 3.

One thing however that i find challenging is the fact that Google places is at the very top. Since my site is not an actual business then i can't get into places

YOu can change the site description according to the need and what type of calls you are expecting.
 
It is enough to give description about your site that it is on Page 1.It is very good site, you don't need to provide any more description about your site to rent it out.
 
I would find the HVAC contractors in the city you've targeted who are currently buying leads from HomeAdvisor (yes, you can use HA's own directory to find them).

Then, you find out how much they are paying HA for leads (that will usually depend on the city you are targeting and the specific job type).

Then, you offer them EXCLUSIVE leads at a lower price.

Sidenote:
1. I think you'll find that most (but not all) contractors do not like HA.
2. Contractors tend to not like the leads for a variety of reasons such as....they can't get in contact with the homeowner even if they do call them immediately upon receiving the lead, the homeowner doesn't call them back, the homeowner is just price shopping and not ready to buy...etc.
3. You'll need to be able to set expectations on what lead generation is and what it isn't. Your job is to make their phone ring, their job is to make the sale. So I would ask them to "help you understand what their sales process looks like" because you want to help be sure "they get as much ROI out of this PARTNERSHIP as you can possibly help them do"...you "want to ensure they will be as successful as they can be". What you're really doing here is seeing if they can sell. If they don't respond quickly or suck at selling ......they will blame it on the quality of your leads.
4. Be ready to explain why YOUR leads are better. Also be ready to break down the math...ie..."Say you get a total of 10 calls ...let's say even the first 8-9 of the callers don't buy now, are just price shopping, don't return your call..etc - but you close the 10th lead"......"won't you make a good ROI?"...."Are you telling me you can't close 1 out of 10 leads?..how in the world are you even in business?"....Obviously, you don't want to offend them, but you have to purpose logical questions/rebuttals to them in a tactful way.

You need to have all of this planned out before you call a business. The worse thing that you can do is call up someone and ask them to buy something from you then not know the answers to their questions, basically sitting there with your dick in your hand.

Get a proposal together, if they do not want to talk right now ask them when you can call back or get their email address. Be persistent, that shit pays off.
