newb here on bhw. but have had a lot of experience in working with brokers on sites. have dealt with folks on every single site mentioned other than warriorforum and bhw. i've bought 2 sites / businesses, both through brokers so my view will be from the buyer's perspective. for marketplaces like flippa, empireflippers, etc., i've seen a lot of issues - information not being accurate, generic asking prices / valuations where it doesn't pass the sniff test, etc. it's usually, although not always, better to work with a site that does some level of vetting. however, the caveat in this scenario is that it pretty much comes down to the individual broker / person that you're dealing with. my honest take is that most are pretty bad. but, there are some exceptions. keep in mind as well that ultimately, you'd want someone that deals well with buyers as well, not just sellers. i've run into some situations where the broker is clearly not working in the best interests of the sellers and there's no way for the seller to know. also, the broker fees are pretty damn substantial. another thing to note is that most buyers are in contact with pretty much all the brokers so just ignore the pitch that brokers typically give about having a "proprietary buyer list." it's typically the same group of buyers that are on the lists of all the brokers. if you pm me, i can give you 2 to 3 names of individual brokers that i've worked with as a buyer that i thought really did their best for the seller while at the same time being responsive to the broker. hope that helps.
