When I'm doing this, if I see any page that is indexed, I just go for it. Once, I bought a domain that had great metrics and it wasn't indexed. I didn't check because I was really damn happy to find a powerful domain and I lost my shit. I just submitted my domain to Google and it was indexed the next day so, if you find a good domain and the backlink profile looks OK, you can try to go for those that are not indexed. For the other question, yeah, I would. but I'm no expert so, wait for a few more replies.

I depands mostly on the link authority of the backlinks, if you have many authority backlinks from media, newspapers, TV and others, few spammy links don't matter.
What is the CF and TF of the site?

Another question...Would you buy a domain that has good metrics, is indexed in Google (lot of pages), and the backlinks are 90% clean? I found that maybe 5-10% of links are spam. Will Google penalize this in a future o because it has low % of spam backlinks it will penalize the entire site? What is your opinion?

Is this for a PBN? If so you should be fine, there are tuts on here about how to choose a good PBN domain.

Some people say that if CF is more than 5 points higher than CF is not good but I think it doesn't matter at all...

These are good metrics with a CF/TF ratio of 1.56, which show some spammy links, but trust flow is great.
Anyway, if you have checked the backlinks well and the domain history and if it has authority backlinks as you say and 90% of backlinks are well, so you should be fine.

If it has great authority back links and checking history at wayback machine doesn't show just a parking site, than it's worth a try

That's how expired domain results look when you search for them in any search engine. They are parked during the auction and when they are bought, they remain parked until the new owner points them to their web host. You can go ahead and purchase the domain after making sure it's a qualit domain.

Check its history on archive.org and make sure it hasn't been used for spammy activities.
