Another question...Would you buy a domain that has good metrics, is indexed in Google (lot of pages), and the backlinks are 90% clean? I found that maybe 5-10% of links are spam. Will Google penalize this in a future o because it has low % of spam backlinks it will penalize the entire site? What is your opinion?
I depands mostly on the link authority of the backlinks, if you have many authority backlinks from media, newspapers, TV and others, few spammy links don't matter.
What is the CF and TF of the site?

Some people say that if CF is more than 5 points higher than CF is not good but I think it doesn't matter at all...
These are good metrics with a CF/TF ratio of 1.56, which show some spammy links, but trust flow is great.
Anyway, if you have checked the backlinks well and the domain history and if it has authority backlinks as you say and 90% of backlinks are well, so you should be fine.
If it has great authority back links and checking history at wayback machine doesn't show just a parking site, than it's worth a try
