Mostly Google, a bit of a Bing and Yahoo and a bit from links

In this screenshot you can see that weekends are slow, other days are getting around 350-400 page views

The most important thing here (in my opinion) is that domain is recognized as an authority domain in mortgage niche and you pretty much have to write and publish mortgage articles to gain more visitors. No need for SEO, you;re not starting from zero. You may say:"well, why don;t you do that?" My answer is:"That's why I asked for a higher price than majority wants to pay"
If I don;t sell it soon, I will continue what we already started.

One of the guys from BHW asked me 2 weeks ago to place a phone there so they can collect leads. He said people are calling but he didn't managed to sell them anything yet, I guess.

As described in OP, site is earning around $70-$80/month with one adsense banner. NO cpa or any other monetization installed, we we're not planning to monetize it before we reach 30K views/month
