Thinking about selling, but afraid of linkwarning

I have a site that i want to sell, but i have a problem, well actually personal problem selling it, the seo that was done to get the good rankings is of course.. Drum roll please.. Blackhat..

It's a good money maker, earning x.xxx/month revenue, thought i wanted to sell it for 8 times it's monthly profit, but i am so damn afraid that the new owner might get a unnatural link warning after lets say 2-4 weeks after buying it and that shit will make me feel damn bad.

Have you guys ever sold a site that disappeared off google short after the new buyer got it?
Should i just sell the site and say fuck it, that's the "game"?

Caveat Emptor, let the buyer beware.

I would sell it, it is up to the buyer to investigate thoroughly what he is buying. And if anything happens after it has left your control, it isn't your responsibility any more.

Acutally It is ethically wrong if you know the consequences but on the other hand side in business you may tell him both sides before deal then it will be ok ! And you will be free of these thoughts

Mate i don't know the consequences, i am saying that i have got link warnings from google that had the same technique applied, it's under 10%, but the risk is there.

But i guess telling him will free me from my worries, will probably lower the price.

My first thought also, lets see what the buyer says, if he then turns the offer down.

How about mentioning your link building tactics for this site on the sales page so buyers can decide whether or not to go for it? It may or may not be penalized within weeks, its just a risky situation.

No reason to give out gold bro, all my sites is blocking ahrefs etc.
But yeah, i have a buyer now, i will tell him the truth, what actually made me realize this is that i had another site i wanted to sell, when i prepared everything so i could sell it, i got a unnatural link warning, hence why i am hesitating.

The best way in this situation would be to inform the buyer about risks. He will know what he is buying and what to expect.

Then on the other hand how would you feel if the site doesn't hit the fan in the next 6 months? Will you feel bad for being such an ethical seller, actually not a seller at all, but a saint? I guess knowledge doesn't come cheap as well.

With every purchase comes a risk. There are a lot of things that can go wrong and you are trying to lay a red carpet for the buyer at your expense. You have to draw a line somewhere. I'd tell it's blackhat - that alone will bring down the price, but telling him that since the deal is public he may lose the traffic will turn people away.

IMO opinion if your moral is fighting with your wallet then you will have to sit down and talk to yourself. If your moral is strong then save yourself from losing money and don't sell the site. Just let it ride until it dies off.

Sell it with an At own risk warning. Tell them you are not google and anything can happen. That covers you.

I tracked a sale on Flippa, for makemoney*****.com - it went for $15 K. Yes 15000 dollars....

A couple of WEEKs later, yes WEEKS it was gone.

Personally if I was the buyer, I'd spend another 15k tracking this MF down and then I'd personally hand him to the police.
