Best Real Estate Web Templates?

I'm looking for the best real estate web templates out there for PHP and ASP.NET. Ideally I would want something that would allow an admin to add, edit and delete housing listings easily. If such a template does not exist, could someone show me a top real estate web site that perhaps I could site rip?

I have looked at the Great Real Estate wordpress plugin.

Also Brian Garner Revolution themes are good.

I would suggest taking a look at Open Realty

Its an open source platform that I have personaly deployed for over 20 real estate companies. VERY easy to setup / admin and even theme / skin.
