If I do anything it's going to be a cheap ($97 ish) ebook and private coaching with a weekly tele-seminar with a pro from a certain aspect of investing. Think Lawyers, accountants, agents, investors, etc. I'd prefer to work one on one with some serious new investors than run just another membership site.

I am already working on a testimonial. A member here (nameless unless he wants to out himself) just sent me some photos from a couple properties I found in his area. The deals have more potential than any deal I have seen this month myself. Been fun so far and we should see a healthy payday from a couple hours of work.
 
I am the person Hotstox is referring to in the above post.

On Sunday I visited two properties, that he found, in my local area. Took pictures, made comments on surrounding area etc., all under the expert guidence of Hotstox.

If it's just "First you find a desperate buyer, then...." and contract information, you're going to have a lot of pissed off people on your hands.

The hard part isn't the contracts, it's the contacts.

What he said. A guy I know just flipped a motor yacht and made a low to mid five figure sum on the deal. They guy he flipped it to flipped it again and made six figures. Why did the second guy make so much more? Because he had been a yacht broker for years and knew who would want to buy the boat for something close to market value.
 
Finding a deal is more than half the battle for most investors guys. Finding a buyer is EASY if the deal is right. It's very simple. You don't have to believe me, but find a good deal and tell me you can't find a buyer. This holds true for ANY market. A deal is a deal gents. Almost every deal I have been in I have found new investors for. They may have not closed on it, but they are now on my buyers sheet and who knows when I have a deal that fits their needs.
 
YEP getting the deal is the hard part. If it was easy like always everyone would be doing it.

Step 1. Find a deal and get an agreement signed

Step 2. Look in your areas money or real estate section for ads that say "we lend money" or "we buy houses" Call them and interview them, give them specs on your deal and there you have a buyer.

Yeah having a friend or relative as an agent is pretty beneficial, the mls access alone can give a new investor a leg up. Ask your dad to add your email to recieve properties in your zip code that are foreclosure, pre-foreclosure, fixxer upper, handyman special type things.
 
I might as well try Real Estate I always overlooked it, but like another guy said it all depends where you are living? I know a good system that works in Japan and I tried to replicate it in Canada but the system differs so much it is impossible to replicate the system without over 300k+ investment.

I will be one of the buyers to be honest..

Anyone interested in further research about real estate should look up Azam Meo. I've read some of his stuff, seems doable. He is well known for setting up contracts to buy or sell in less than 10 minutes by phone.
 
The only downside to bh real estate marketing is your reputation though. In internet you can hide behind names, but if you do blackhat in small social circle (small country like mine), everyone will know about you and you might get in serious trouble or just have no friends.
 
Hotstox? You still in the flipping business? I have a commercial property locally that is cheap.
 
Wow sorry I missed your post sonic, yeah I took a little break to get some other projects launched, but hitting it full force now. Even started investing in raw land! It's obscene, picked up a chunk of land today for 200 bucks + 500 in back taxes, financed the sale to a guy who wants to park an rv there or some shit for 2k down 3k paid out monthly on a 5 year note :D Def trying to scale that up, it's so much easier to deal with seller, since land has no real emotional factor to it, and half the time these out of state owners have no idea they own it.
 
I would definitely be interested in this. My wife is a real estate agent and I worked as both a licensed loan officer and also as a mortgage banker (Wachovia, Bank of Texas, World Savings), but am no longer doing that. Have always wanted to put my fingers into other areas of real estate, so this is very interesting to me.
 
I would be very interstead and so would my mother and brother and father.
 
There is a guy locally who puts on a 2 or 3 day seminar about flipping contracts and he charges $1500 for a hands on session. I don't want you to charge us that of course. :)

But I did want to let you know so maybe it would inspire you to go forward with it. Flipping contracts and wholesaling properties is definitely making some people wealthy around here.

yeah nothing's been sold or even produced yet clix, or you woulda known about it via aim ;)

Yes it will work in the uk, though the contracts may be structured differently. I know a few wholesalers in the uk, so I will talk to them about it.
